Practical explanation

From target price to usable bid

Give wall and ceiling a custom rule

Create a simple list per room with the gross wall gauges, the ceiling and separate parts. Write down windows and doors separately. Then ask which method the performer uses and how sides of window and door openings are calculated. This creates a verifiable proposal and prevents two offers from describing the same space in different ways.

A calculation example helps to compare

Suppose one proposal only calls it smooth finishing and another also includes protection and local restoration. You cannot compare these amounts directly. First, ask for the same description of the work. Then check the price, the chosen finish, any setting posts and the appointments in case of hidden defects. An example calculation is not a substitute for the assessment of your home.

Record changes before work continues

During a renovation, after removing an old layer, additional damage can be seen. Please decide how this is reported and how an additional proposal is approved. Ask for a short description with implications for price and planning. Keep that appointment together with the offer so that it remains clear what result and what work have been agreed.

This is what you discuss in advance

  • Compare equal meters and the same desired finish.
  • Check which preparation and follow-up finishes are included.
  • Pre-arrange the M.O. for more work.

Indicative prices per m²

Use the bandwidths for a global comparison. The concrete substrate, size and work included determine the offer for your home.

Work requiredGuide price per m²
Spray-textured plaster (spack)€ 9 – € 14
Wallpaper-ready plastering€ 10 – € 18
Paint-ready plastering€ 10 – € 23
Textured resin plaster (spachtelputz)€ 17 – € 23
Ceiling work€ 18 – € 26
Thick-coat plastering€ 21 – € 26
Decorative plaster€ 15 – € 28

The indications include materials, labour costs and VAT. The final quote specifies the complete package for your job. Additional repair, work access or any other finishing can change the price.

Brightly pre-set

Compare the complete job.

A price per square meter only says something when it is clear what is being done.

A flat new wall requires a different preparation than a damaged wall with old layers. Therefore, an appropriate quotation starts with your space and the desired end result.

More about the price structure

Measurement example: a room of 4 by 5 meters

Quick answer

At 2.6 meters the gross wall area is 46.8 m². The ceiling is separate 20 m². The price follows from these numbers and the necessary work.

CalculationOutcome
Circumference: 4 + 5 + 4 + 518 metres
Wands: 18 × 2,646.8 m² gross
Ceiling: 4 × 520 m²
Openings and sides of window and door openingsWrite separately; agree on the method of measurement.

This is a measurement example, not a business rate. For the real price, the substrate, preparation, final finishing and accessibility are included. A small repair also requires fixed operations that do not decrease in proportion to the surface.

VAT and a complete quotation

According to the Tax Administration, plastering of qualifying houses over two years old falls under 9% VAT, including preparation and materials used. Other parts of a conversion may fall under 21%. The quotation mentions the applied rate by post and a total VAT included.

Questions about the price

How much does plastering cost per m²?

The price depends on surface, substrate, preparation, construction of plaster layers, desired finishing and accessibility. A repair in a furnished room is not the same as a large empty floor. Ask for a price with separate meters, including work and a total VAT included.

How do I calculate the surface?

Measure per wall width times height and for a ceiling length times width. Note openings, niches and sides of window and door openings separately. See how gross and net meters are applied in the quotation.

Are doors and windows being pulled off?

This depends on the agreed method of measurement. Note openings separately and take sides of window and door openings with you. Please agree in advance how they are processed in the gross or net surface.

Are materials and primer included?

That must clearly indicate the offer. Ask for a description of preparation, selected products and the final layer, so that you know what belongs to the package.

Is painting always included?

No. Pleisterwork, primer and paint are separately named work. paint-ready does not mean that the wall is already painted. Speak the entire follow-up finish.

What VAT is applicable to sturders?

According to the Tax Administration, plastering of qualifying houses over two years old falls under 9% VAT, including preparation and materials used. Other renovation items may fall under 21%. Please specify the applied rate per component.

How do I compare two offers?

Check the same meters, preparation, materials, desired finishes, protection, painting and VAT. Ask for explanations on exclusions and setting posts and compare the totals.

Why is a small job per m² sometimes more expensive?

Fixed operations such as transport, protection and cleaning remain necessary. Therefore, ask for a small repair of the full amount and the included work.

How do I prevent unexpected additional work?

Make the scope concrete and discuss possible hidden damage. Let additional work record with price and planning before they are carried out.

More answers on this topic

Is a quote based on images definitive?

This depends on the clarity of the information and the proposal, and let us indicate the assumptions used and whether an on-the-spot inspection is still necessary before the contract is established.

Why is painting separate?

Painting and painting are different parts of the end result. A finished wall is not yet painted. By naming both parts you know who performs what.

From a quick indication to a verifiable total

Use the calculator and table as starting point. Note walls and ceilings separately, because the substrate and work may vary. A global surface helps with orientation; the final quote also describes the preparation and the chosen finishing level.

Check that the quotation contains the same spaces, meters and work as in your application. In case of a price range, it should be clear which circumstances influence the amount. Ask how additional repair is discussed and approved in advance.

This is what you want to meet before the performance

ComponentWhat should you discuss?

Price fixingsTotal including VAT and handling of any changes.
TransferDrying control and preparation for paint or wallpaper.

This is how you make your question concrete

With 60 m2 paint-ready plaster, a target price of € 10 to € 23 per m2 gives a calculation indication of € 600 to € 1,380. This is only the multiplication of the published bandwidth. Another base area, additional restoration or different accessibility can provide another offer.

Use this example as a call help, and the appropriate working method is determined by the actual state of your space.

Questions about this finish

Why isn't the calculator a fixed quote?

A surface and finish do not yet tell how the substrate stands and what additional work is needed. Your situation is assessed for this.

How do I complete the first price request as much as possible?

Send an overview photo per room, details of the current finish and damage, estimated dimensions, your location and desired finishes. Please also provide details about access and planning.
